Buying a home is likely the largest purchase you’ll make in your lifetime, so it’s imperative to make the most of your last opportunity to tour the property before finalizing the purchase. The last step of the home buying process is the final walkthrough. It can be easy to get excited and rush or even skip this step of the process, but it’s actually one of the most important parts of the process.
Final walkthroughs are performed right before the settlement of the home purchase transaction. While a final walkthrough isn’t a full home inspection, it’s your time to ensure that the home you’re buying is in the condition you’re expecting.
Here are some of the most important things to look out for during a final walkthrough:
Did you and the seller agree that specific repairs needed to be made? Now is the time to double-check that those repairs have been successfully completed.
If the home is vacant, be extra wary of pests that may have moved in or any damage that could have occurred during the seller’s move out.
Check that all utilities (water, electricity, gas, etc.) are turned on.
Do a test run of major appliances like the dishwasher, stove, and washing machine to ensure they are functioning properly.
Run the garbage disposal.
Test all the faucets, showers, and toilets in the home.
Ensure that all the light switches and outlets are functioning.
Check the exterior for any damage or new cosmetic issues.
Above all, I always recommend that my clients take their time with this process. There’s no need to rush a final walkthrough. It’s not uncommon for final walkthroughs of large properties to last around an hour.
