The Roadmap to Home Selling

Selling your home is a major life event. Understandably, it’s easy to feel overwhelmed by the process. Between researching the housing market, finding the right agent, and getting your place ready for open houses, you may find yourself spending far more time and effort on the task than expected.

1. Pre-Sale 

Sell your home occurs in three discernable steps, the first of which is the pre-sale. During this phase, you’re responsible for preparing your residence for sale, meaning researching comparable sales in the area, finding the right real estate rep, and assessing your home’s condition, among other things. You should create a list of tasks for completion during this phase and work through each step carefully before putting your home on the market.

2. Post-Listing

The second of the three phases is undoubtedly the busiest and can be downright stressful. With the help of an agent, you should be able to breeze right through this step. Post-listing consists mainly of open house showings, and sorting through and identifying viable offers. If you’ve taken the proper steps in the pre-sale phase, you could see offers trickling in after just a few weeks. During this phase, it’ll be necessary to stay in constant contact with your agent as they continue to hold open houses and field offers. 

3. Closing

Closing typically happens a few weeks after an offer is accepted. An important first step in closing will be for you to find a real estate attorney (depending on the state). Your and the buyer’s attorneys work together to iron out the details of the sale agreement. In the meantime, other actionable items include scheduling time for the buyer’s appraiser to view the home and scheduling a final walkthrough from the new homeowner. If all goes smoothly, all that’s left to do is sign the final paperwork and transfer the deed. When it’s all said and done, congratulations, you’ve sold your home!
