Technology has transformed nearly every aspect of the real estate industry, from the way we search for homes, to the invention of 3D tours and renderings, to the way transactions are completed online. To stay ahead of the curve, Senné’s team of real estate professionals monitor new innovations in the industry. Here are three technologies we’ve been keeping our eyes on:
Virtual and Augmented Reality
One of the most exciting technologies we are watching is virtual reality (VR) and augmented reality (AR). While this technology is still in its infancy, its applications in real estate could be transformative. As we’ve seen recently, it’s extremely important to be able to tour properties virtually. At Senné, we create 3D tours of all our developments and client listings but we are keeping up with developments in the VR or AR sphere in the hopes of eventually offering these services to our clients.
VR and AR technologies would allow buyers to “tour” properties they are interested in without ever stepping foot in the home. Matterport 3D tours already give buyers a great sense of the flow of the property, but with VR goggles a buyer can truly experience the visual sensation of walking through a home. Virtual property tours open up new possibilities for clients who may live in a different city and can’t make it to an open house or home tour.
Online Concierge Services
Through the power of artificial intelligence (AI), real estate websites will begin to offer clients online concierge services. In the early stages of the apartment search or homebuying process, it can be easy to be overwhelmed by the hundreds of listings in your area. An online concierge can personalize and filter results so clients are only seeing properties they might be interested in. Once the AI technology learns more about the client and their needs, it can even match buyers with a real estate agent that specializes in the area or type of property they are looking for. An online concierge ensures clients receive a personalized experience even when they are merely browsing your website.
Smart Homes
Innovative real estate technologies aren’t just helpful for finding our clients new homes, they can even be the reason that client chooses to buy a specific home. More than half of consumers are interested in homes outfitted with smart home capabilities. Millennials are even willing to pay more for homes with smart features, which can include wireless security systems, Nest thermostats, or connected sound and lighting systems. Making a home desirable for modern homebuyers means constantly monitoring new smart home innovations.
